Our Services:

1. List your property for rent: provide all signs, brochures and advertisements.
2. Screen potential tenants.
3. Negotiate, prepare all leases and to cancel or modify existing leases, after personal consultation with the Landlord
4. Make inspections of the premises at time of occupancy, when Tenant vacates and such other times deemed necessary.
5. Collect from Tenant all or any of the following: monthly rent, a late or additional rent administrative charge, returned check charge, application fee, and lease administration charge.
6. Retain the tenants’ security deposit and refund the deposit in accordance with the terms of the lease.
7. Respond to tenant emergency calls and oversee repairs.
8. Terminate tenancies at the recommendation of the Landlord, to institute and prosecute actions to evict Tenants and to recover possession of the Premises; to sue for and recover rent; to settle, compromise and release such actions or suits, or reinstate such tenancies using guidelines provided by the Landlord or after personal consultation with the Landlord.
9. To make or cause to be made all ordinary repairs and replacements necessary to preserve the Premises after personal consultation with the Landlord.
10. Provide summary of expenses at beginning of year.
