Broker. Listing
agent will prepare all paperwork for proper documentation of the listing and
explain the agreement to you, the seller, in detail. This document enumerates
our commitment to market your property to qualified buyers, sets compensation
seller will pay at the completion of sale, discuss seller’s responsibility
while your property is in the market.
Prepare a thorough comparative marketing analysis
of the neighborhood. While preparing for the agreement, listing agent will also provide
seller with a thorough marketing analysis of the neighborhood, to help seller
determine an appropriate listing price for the home.
Prepare your home. We will then
help you prepare your home for showing. We will give you advise what to do to
show your home’s full potential. Creating a great first impression is as
important as pricing your home competitively.
Advertise the listed property. We will take
photographs of your home and list it in the MLS (MRIS.com), A2SUSA.com,
Homesdatabase.com, Realtor.com, Trulia, Craigslist, Google, Yahoo, MSN, Zillow.
We also do print advertising by doing paper ads, mailers, signs and brochures.
Post an attractive "For Sale" sign in
your front yard. We will also send out information to your neighborhood and to our
mailing list to inform them of the new listing.
Show home to prospective buyers. We show your
home to our prospective buyers.
Provide property information book on the home. In addition to
providing you with property brochures, we will put together a property book
which will include information about your home in general: your subdivision (if
available), recent upgrades, utilities, school system, photos of your home,
etc. This is an important source of information since sellers are mostly not
around during showing.
Organize open house. Depending on
your wishes, we can do an open house typically on a Sunday afternoon. We will
also teach you how to do it in case we are not available or you want to schedule one during weekdays
or any other days. We will provide all materials needed.
Get feedback from agents who have shown your home. The best way to
learn how your home compares with the competition is by requesting feedback
from agents who had shown your home. We request this information every time we
have a showing. We will share any feedback with you. This is a valuable tool in
staying competitive in today’s market.
Prepare and negotiate all offers and counter
offers. When
an offer is presented, we will discuss all the terms of the offer and guide you with
the best option to take. We will help you make the right decision: to accept,
reject or to counteroffer. Once all terms of the offer is accepted by all
parties, there are still a number of negotiations involved, especially with the
home inspection. We will help you sort through the important things to be done.
We have contractors available to provide estimates critical in making informed
decision.
Arrange all appointments for appraisal and
inspections. Once you have a ratified contract, your home is no longer available for
showing. We will coordinate with you all appointments for appraisal and home
inspection.
Supervise the closing and title process. We want to make
sure that the sale goes through. We will work closely with the title company
so there will be no surprises when we go to closing.
Oversee every process throughout the sale. Just prior to
closing, there are still a number of things to check: the buyers will conduct a
final walkthrough --- we will make sure that all negotiated repairs are done
and everything is in order so we can close as scheduled. We also need to review
the final settlement statement for accuracy. Last but not the least, we will
attend the closing with you.
